A large part of Jeanette Shelby Realty’s business is leasing and managing residential and commercial rental properties. We currently are managing over 100 properties in Elgin and surrounding areas. We take the load off the property owner and handle the daily/monthly details of managing the property and keeping it in good condition. All properties that are either rented or managed by Jeanette Shelby Realty are required to be up to Texas Property Rental Code standards; we assist with bringing all properties up to such standards.
Property Leasing without Management –

Leasing with continued Property Management –
- Fee is 75% of the first (full) month’s rent (Placing the tenant)
- The monthly fee is between 8% and 10% depending on the property and the monthly rent.

- Reviewing credit report
- Reviewing background check
- Confirming financial information
- Collect Security/Pet Deposits
- Prepare and execute lease contracts with tenants
- Oversee Utility transfer
- Collecting/processing rent payments
- Collecting past-due payments
- Managing maintenance calls
- Coordinating large repair projects over $1000 (Large repair projects over $1000 are subject to a 10% management fee for the duration of the project)
- Monitor the performance of vendors/contractor’s work
- Lease enforcement
- Coordinate property inspections
- Schedule yard inspections
- Provide notices for weather awareness
- Disperse rental income to owners
- Process vendor payments for property repairs
- Prepare property monthly statements
- Disperse 1099’s
- Coordinate and execute lease renewals *$150 fee per renewal.
- Prepare evictions (if necessary)
- Coordinate make-ready/utility transfer for properties that tenants have moved out of
- Move-out video will be completed of the property
- If the tenant moves at the end of their lease and a new tenant is found, then the leasing fee is charged again.
